Independent property advice in Cyprus, from first call to keys
You are about to spend €200,000 to €450,000 in a country where you don’t know the developers, the law or the language of the paperwork. We guide you through the purchase of a new-build in the Paphos district, on your side of the table.

Your buyer profile, a shortlist of two or three projects with a fact sheet each, video calls with the developer, and a document checklist for your lawyer.
Inspection trip (€1,500, guidance included)
Two to three days in Paphos: projects, areas, the supermarket and the beach at the hour you would actually use them. Read what the inspection trip includes.

From reservation to keys
After you choose a project, we stay with you until handover:
- Choosing your own independent lawyer (we can suggest names; they pay us nothing).
- Due diligence: title deed status, building permit, encumbrances, payment plan. See Due diligence.
- Opening a Cypriot bank account and, if needed, arranging a mortgage.
- Reservation agreement and deposit.
- Sales contract, stamp duty and deposit at the Land Registry.
- Construction updates and handover inspection with a snag list.
Why new-builds only
We show new-build projects because developers can work with an independent consultant without a seller’s agent in between. We don’t offer resale properties. If a resale fits you better, we tell you and you buy through a licensed agent. The buying property in Cyprus guide explains the whole process.
Who this is for
- Belgians and Dutch people moving to Cyprus, or spending winters there.
- Investors who want a rental property and a clear picture of the costs.
- Anyone with €200,000 to €450,000 who prefers facts over a sales tour.
